The process

Once you’ve chosen your new home, we’ll invite you to a personalised selections meeting, where you’ll have the opportunity to choose your kitchen, tiles, and other finishes—allowing you to make your new home truly your own.

The Journey to Your New Home

Purchasing a home with us is a seamless and considered experience, supported by our dedicated team at every stage. Below is an overview of the journey to owning your new home.

Once you have selected your preferred New Home, you may secure it with a reservation fee of £1000.

  • Your chosen home is immediately reserved and withdrawn from the market
  • A reservation agreement is completed with our sales team along with viewing all the drawings for your New Home
  • We will confirm all details and guide you through the next steps with clarity and discretion

At this stage, you will confirm your financial arrangements.

  • Arrange your mortgage or confirm funding
  • Obtain a Mortgage Agreement in Principle where applicable
  • Our recommended financial advisors are available to support you, if required

You will appoint a solicitor or conveyancer to act on your behalf.

  • They will oversee all legal aspects of your purchase
  • Conduct necessary searches and due diligence
  • Ensure your transaction progresses efficiently and securely within the exchange deadline

If you are purchasing with a mortgage:

  • A full application is submitted to your chosen lender
  • The property will be assessed for valuation
  • Upon approval, you will receive a formal mortgage offer
  • A valuation will be carried out by your lender
  • Additional surveys may be arranged for your peace of mind
  • Your legal representative will review all findings before proceeding

This marks a significant milestone in your purchase.

  • All legal documentation is finalised
  • A deposit is paid (10%)
  • A completion timeframe is formally agreed for your New Home to be completed
  • The agreement becomes legally binding

In the final stages, we ensure everything is ready for your move:

Your solicitor will be notified 10 working days before completion and we will contact you to arrange for you to meet our site manager  for demonstration of your New Home this will familiarise  you with how everything works

The moment your new home becomes officially yours.

  • Funds are transferred
  • Keys are released
  • You are welcomed into your new home

Our relationship does not end on completion.

  • We provide guidance as you settle in
  • Our aftercare team is available for any questions or support
  • We remain committed to ensuring your home continues to meet the highest standards
